This Spring as we opened the pools for the 2018 summer season we discovered the Spa and Kids Wader Pool both had significant leaks. The Board hired a leak detection company who came to the following conclusions.
- The Spa has multiple jets that are leaking water when turned on
- The grout and tiles in the Spa are failing in multiple places
- The Kids Wader Pool has significant leaks within the grout between bricks both on the stairs and the bottom of the pool
- The main drain line of the Wader has a leak
The steps taken to temporarily repair the wader
- The wader was painted with a sealant, this covered all the bricks and grout sealing them so the wader could be opened for the summer while researching a permanent solution. The sealant surface was too slick and posed a safety hazard so the wader was closed again
- Additional sealant was applied with an additive that would provide grip. The surface remained too slick so the wader was officially closed for the season
Spa
- The spa was opened with the jets turned off for the season. This allowed the spa to be used on a temporary basis
Moving Forward
- The Spa and Wader both will need to be completely renovated to fix the leaks and bring all the drains and surfaces into compliance with current Oregon health and safety codes
- The renovations will could include demolition and a complete re-build
- The Board is exploring all options and soliciting multiple bids from various companies

Special Assessment
- The Board voted 3-1 during the September monthly meeting to increase the special assessment by $10.00 per household to help fund the renovations and repairs for the October 1, 2018-March 31, 2019 billing cycle.
